Odborn\u00edk pot\u0159ebuje dostate\u010dnou datab\u00e1zi prodan\u00fdch nemovitost\u00ed s informacemi o lokalit\u011b, rozm\u011brech, vybaven\u00ed a fotografiemi jak exteri\u00e9ru, tak interi\u00e9ru.<\/p><p>Banky \u010dasto vyu\u017e\u00edvaj\u00ed tuto cenu k ocen\u011bn\u00ed nemovitost\u00ed pro hypote\u010dn\u00ed \u00fa\u010dely. I kdy\u017e vych\u00e1z\u00ed jako cena obvykl\u00e1 z prodejn\u00edch cen podobn\u00fdch nemovitost\u00ed, zahrnuje rovn\u011b\u017e nab\u00eddkov\u00e9 ceny inzerovan\u00fdch nemovitost\u00ed a o\u010dek\u00e1v\u00e1n\u00ed trhu. Tato hodnota tak\u00e9 m\u016f\u017ee br\u00e1t v \u00favahu v\u00fdnosy z pron\u00e1jmu nebo n\u00e1klady na stavbu podobn\u00e9 nemovitosti.<\/p><p>Tento typ ceny se uplat\u0148uje v situac\u00edch, kde nelze ur\u010dit b\u011b\u017enou cenu, proto\u017ee s podobn\u00fdmi nemovitostmi se obchoduje jen minim\u00e1ln\u011b. Nejedn\u00e1 se o cenu, kterou by poskytl odhadce nemovitost\u00ed. Jde o re\u00e1lnou \u010d\u00e1stku, za kterou byla nemovitost skute\u010dn\u011b prod\u00e1na. B\u011b\u017en\u011b se jedn\u00e1 o dohodnutou \u010d\u00e1stku mezi dv\u011bma nez\u00e1visl\u00fdmi stranami, kter\u00e1 je stanovena v kupn\u00ed smlouv\u011b.<\/p><p>Tato cena m\u016f\u017ee reflektovat specifick\u00e9 okolnosti a m\u016f\u017ee se v\u00fdrazn\u011b li\u0161it od cen nemovitost\u00ed v okol\u00ed. Je stanovena v souladu se z\u00e1konem o ocen\u011bn\u00ed majetku a p\u0159\u00edslu\u0161n\u00fdmi na\u0159\u00edzen\u00edmi. \u010casto se vyu\u017e\u00edv\u00e1 pro da\u0148ov\u00e9 \u00fa\u010dely a \u010dasto b\u00fdv\u00e1 ni\u017e\u0161\u00ed ne\u017e cena obvykl\u00e1. Nap\u0159\u00edklad p\u0159i d\u011bdictv\u00ed a darov\u00e1n\u00ed je pro pot\u0159eby finan\u010dn\u00edch \u00fa\u0159ad\u016f pou\u017e\u00edv\u00e1na v\u00fdhradn\u011b cena zji\u0161t\u011bn\u00e1. Pokud jste dostali nemovitost darem a prod\u00e1te ji p\u0159ed uplynut\u00edm tzv. &#8222;\u010dasov\u00e9ho testu&#8220;, m\u016f\u017ee finan\u010dn\u00ed \u00fa\u0159ad v ur\u010dit\u00fdch situac\u00edch vym\u011b\u0159it da\u0148 z p\u0159\u00edjmu. Da\u0148 se vypo\u010d\u00edt\u00e1 z rozd\u00edlu mezi prodejn\u00ed cenou a cenou stanovenou ke dni darov\u00e1n\u00ed. Proto\u017ee cena zji\u0161t\u011bn\u00e1 obvykle b\u00fdv\u00e1 ni\u017e\u0161\u00ed ne\u017e cena obvykl\u00e1, st\u00e1t m\u00e1 z vyu\u017eit\u00ed t\u00e9to ceny pro sv\u00e9 \u00fa\u010dely prosp\u011bch.<\/p><p>Cena zji\u0161t\u011bn\u00e1 tak\u00e9 slou\u017e\u00ed k ur\u010den\u00ed od\u0161kodn\u00e9ho p\u0159i ve\u0159ejn\u00e9 expropriaci, nap\u0159\u00edklad p\u0159i v\u00fdstavb\u011b silnice. Pou\u017e\u00edv\u00e1 se tak\u00e9 v situac\u00edch, kde nen\u00ed mo\u017en\u00e9 stanovit ani cenu obvyklou, ani tr\u017en\u00ed hodnotu, jako je nap\u0159\u00edklad ocen\u011bn\u00ed pod\u00edlu na \u010d\u00e1sti komunikace.<\/p><p>V souladu s aktu\u00e1ln\u00edmi p\u0159edpisy mus\u00ed odhadce v\u017edy, pokud stanovuje cenu obvyklou nebo tr\u017en\u00ed hodnotu, stanovit i cenu zji\u0161t\u011bnou. Jednou z m\u00e1la v\u00fdjimek je ocen\u011bn\u00ed nemovitosti pro \u00fa\u010dely zaji\u0161t\u011bn\u00ed hypote\u010dn\u00edho \u00fav\u011bru, kde se stanovuje pouze cena obvykl\u00e1.<\/p><p>Tato cena m\u016f\u017ee reflektovat specifick\u00e9 okolnosti a m\u016f\u017ee se v\u00fdrazn\u011b li\u0161it od cen nemovitost\u00ed v okol\u00ed.
