Zusammen mit dem Mietvertrag endet auch der Untermietvertrag automatisch und kann nicht eigenst\u00e4ndig verl\u00e4ngert werden. Ein Untermietvertrag kann ohne Angabe von Gr\u00fcnden gek\u00fcndigt werden, was sein gr\u00f6\u00dfter Nachteil ist. Es gilt eine dreimonatige K\u00fcndigungsfrist.<\/p><\/li><li><p><strong>\u00c4nderung der pers\u00f6nlichen Umst\u00e4nde (befristet):<\/strong><br \/>Bei einer \u00c4nderung der pers\u00f6nlichen Verh\u00e4ltnisse, die eine Fortsetzung des Mietverh\u00e4ltnisses unzumutbar macht, kann ein befristetes Mietverh\u00e4ltnis gek\u00fcndigt werden (\u00a7 2287). Auch hier gilt eine dreimonatige K\u00fcndigungsfrist.<\/p><\/li><li><p><strong>Das Grundst\u00fcck ist zum Wohnen unbrauchbar:<\/strong><br \/>Ist die Wohnung unbewohnbar oder beseitigt der Vermieter die M\u00e4ngel nicht innerhalb einer angemessenen Frist, kann der Mieter den Mietvertrag sofort k\u00fcndigen (Paragrafen 2227 und 2266).<\/p><\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"has_eae_slider elementor-element elementor-element-2e710f9 e-flex e-con-boxed e-con e-parent\" data-id=\"2e710f9\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-66ab59a elementor-widget elementor-widget-heading\" data-id=\"66ab59a\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Gr\u00fcnde f\u00fcr die Beendigung des Mietverh\u00e4ltnisses durch den Vermieter:<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d7c10b3 elementor-widget elementor-widget-text-editor\" data-id=\"d7c10b3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<div class=\"flex-shrink-0 flex flex-col relative items-end\"><div class=\"pt-0.5 juice:pt-0\" style=\"text-align: left;\"><div class=\"gizmo-bot-avatar flex h-6 w-6 items-center justify-center overflow-hidden rounded-full juice:h-8 juice:w-8\"><div class=\"relative p-1 rounded-sm flex items-center justify-center bg-token-main-surface-primary text-token-text-primary h-8 w-8\"><ul><li><p><strong>Der Vermieter braucht die Immobilie:<\/strong><br \/>Ein unbefristetes Mietverh\u00e4ltnis kann gek\u00fcndigt werden, wenn der Vermieter die Wohnung f\u00fcr sich oder seine Angeh\u00f6rigen ben\u00f6tigt (\u00a7 2288). Es gilt eine dreimonatige K\u00fcndigungsfrist.<\/p><\/li><li><p><strong>Schwerwiegende Verletzung des Mietvertrags durch den Mieter (\u00a7 2291):<\/strong><\/p><ul><li>Nichtbezahlung von Miete und Nebenkosten f\u00fcr mindestens drei Monate.<\/li><li>Sch\u00e4den an der Wohnung oder am Haus.<\/li><li>Bel\u00e4stigung oder Besch\u00e4digung des Eigentums des Vermieters oder anderer Personen im Haus.<\/li><li>Unerlaubte Nutzung der Wohnung oder \u00c4nderung der Nutzung.<\/li><\/ul><p><strong>Verfahren:<\/strong> Der Vermieter muss den Mieter zun\u00e4chst schriftlich benachrichtigen und ihn auffordern, die Situation zu verbessern.
