Spolu s n\u00e1jemn\u00edm vztahem automaticky kon\u010d\u00ed i podn\u00e1jem, kter\u00fd nelze samostatn\u011b prodlou\u017eit. U podn\u00e1jemn\u00ed smlouvy je mo\u017en\u00e9 podat v\u00fdpov\u011b\u010f bez uveden\u00ed d\u016fvodu, co\u017e p\u0159edstavuje jej\u00ed hlavn\u00ed nev\u00fdhodu. Plat\u00ed t\u0159\u00ed m\u011bs\u00ed\u010dn\u00ed v\u00fdpov\u011bdn\u00ed lh\u016fta.<\/p><\/li><li><p><strong>Zm\u011bna osobn\u00edch okolnost\u00ed (doba ur\u010dit\u00e1):<\/strong><br \/>Pokud dojde ke zm\u011bn\u011b osobn\u00edch okolnost\u00ed, kter\u00e9 \u010din\u00ed pokra\u010dov\u00e1n\u00ed v n\u00e1jmu nep\u0159im\u011b\u0159en\u00fdm, lze vypov\u011bd\u011bt n\u00e1jem na dobu ur\u010ditou (\u00a7 2287). Plat\u00ed t\u0159\u00ed m\u011bs\u00ed\u010dn\u00ed v\u00fdpov\u011bdn\u00ed lh\u016fta.<\/p><\/li><li><p><strong>Z\u00e1va\u017en\u00e9 poru\u0161en\u00ed n\u00e1jemn\u00ed smlouvy n\u00e1jemcem (\u00a7 2291):<\/strong><\/p><ul><li>Neplacen\u00ed n\u00e1jmu a slu\u017eeb po dobu nejm\u00e9n\u011b t\u0159\u00ed m\u011bs\u00edc\u016f.<\/li><li>Po\u0161kozen\u00ed bytu nebo domu.<\/li><li>Obt\u011b\u017eov\u00e1n\u00ed nebo \u0161koda na majetku pronaj\u00edmatele \u010di dal\u0161\u00edch osob v dom\u011b.<\/li><li>Neopr\u00e1vn\u011bn\u00e9 u\u017e\u00edv\u00e1n\u00ed bytu nebo zm\u011bna \u00fa\u010delu u\u017e\u00edv\u00e1n\u00ed.<\/li><\/ul><p><strong>Postup:<\/strong> Pronaj\u00edmatel mus\u00ed n\u00e1jemce nejprve p\u00edsemn\u011b upozornit a vyzvat ho ke zjedn\u00e1n\u00ed n\u00e1pravy.
